With the weather in the UK still flattering to deceive, many people are turning to fairer climes to fulfil their holiday dreams. And an increasing number of people are actually realising that there are many benefits of owning a holiday home abroad, apart from the weather.

If you are considering a move to a new country then it’s impossible to ignore Turkey. The warm climate and the fact that it is Europe’s fastest growing holiday destination make Turkey a great place to invest.

Some of the benefits of moving or buying property in Turkey include:

Turkey has more than 300 days of sunshine every year

With the statistic that Turkey has more than 300 days of sunshine every year being hard to ignore, it’s no wonder many people are giving up on rain sodden Blighty. The UK has seen some nice weather in the early part of 2010, but as the kids started their summer holidays, the norm of grey days and drizzle was firmly re-established.

Beautiful clean sandy beaches

There is nothing better than walking on a warm sandy beach whiling away the hours. There are many seafront properties available to buy in Turkey in a wide selection of styles.

High quality health services

One of the reasons a few British citizens don’t want to leave the UK is because the heath service is reliable and free. However, Turkey has increasingly accessible health services available and at really inexpensive rates, so you won’t have to wait weeks until you see a specialist about your condition.

Turkey real estate is increasing in value every year

House prices in the UK are stagnant at the moment and the economy shows little chance of improving in the future. However, property values in Turkey are increasing by 20% every year. This makes property in Turkey a great investment prospect and a brilliant place to retire.

Low crime rates in Turkey

Turkey is one of the safer places to live in Europe with astoundingly low crime rates. Like any big city, Istanbul has its problems but most of the resorts are lots safer than most towns in the UK.

Turkey is in negotiations to join the EU

When Turkey joins the EU it is estimated that property prices will rise considerably. Trade will improve and the country as a whole will become more profitable.

The cost of living in Turkey is comparatively low

It’s not just property prices in Turkey that are really low at the moment, the cost of living in Turkey is much lower than other countries and a meal out for two will cost you well under £20. Nearly half the price a comparative meal would cost you in the UK.

No capital gains tax to pay

If you buy a property in Turkey, you won’t have to pay capital gains tax if you sell it in the future. In the UK you are liable to pay 18% if you sell something for more than you paid for it over a certain limit.

Effectively pulling off a delicious meal calls for a strategy and hard work. Planning and hard work together with the proper tools and equipment are the perfect recipe for a scrumptious meal all the time. Tools and planning go hand in hand in the cooking process, which is artistic in its own unique way, not unlike a carpenter’s art, which needs particular implements to make magic with wood. Sometimes kitchen equipment is reasonably priced and sometimes it is excessive, falling into three separate categories: pots and pans, utensils and miscellaneous. You don’t have to purchase all the kitchen equipment you may ultimately need all at once, and you can concentrate on those items you can use immediately.

Avoid cast iron if cooking is new to you and consider the alternative of two, weighted, aluminum, large skillets of 10 inch and 12 inch as a substitute. Additional tools on your list should consist of: pots and pans which serve different purposes; for example, a 16-quart pot and lid, three different sized sauce pans with lids (one 3 cup size, one 1/2 quart size, and one 4 quart size) at least one metal roasting pan which measures 9 x 13 (and a few others of varying sizes), a square metal 8 or 9-inch baking pan, and an insert for steaming.

Go for a baking/cookie sheet with no edges and a 9 X 13 inch non-stick baking pan for brownies and single layer cakes. This 9 x 13 pan will also create such classics as macaroni and cheese and scalloped potatoes. One significant hint about non-stick bake-ware is that it will last for a longer time if it is washed by hand in hot soapy water.

In order to protect the coating on your non-stick bake-ware you must always utilize plastic or wooden utensils and never those made of metal. You will also have to have a whisk, spatula, measuring cups, wooden spoons, and brushes for spreading oil and sauces, etc. Whether you purchase plastic or choose wood, cutting bards are important cooking tools for all chefs. A quality set of knives is a critical aid to food preparation and no chef should be without one. If your budget allows for the purchase of only one knife, settle for an 8-inch chef’s knife, which can be used for the majority of chopping and slicing tasks. Additional knives, for example a long one with a serrated edge, and some small paring knives with blades that are three to four inches are also necessary. Get a knife sharpener, as well, to keep your knives sharp and effective.

While some of the following tools might not be considered essential, no working kitchen should go without: a box grater, melon baller, ricer, colander, metal racks, a timer, rolling pin, can opener, along with a vegetable peeler. You may also want to purchase a food processor, blender, and electric mixer. Learning to cook properly can be a process that needs to be learned a little bit at a time. As you learn the art of cooking and become more sophisticated in your abilities, you will have to have more advanced kitchen tools to produce desired results.

Buying and selling a house is always demanding, being on both ends of a Short Sale, could amplify the difficulties. Short Sales are often touted as alternate options to bankruptcy or foreclosure; but it’s not actually as easy as that. Merely wanting to buy or sell through a Short Sale is not sufficient, there are qualifications that have got to be met.

Sellers must prime themselves because their lender could not agree to a Short Sale of their residence; lots of lenders are not prepared to take the loss. Hardships such as loss of career, the end of a marriage, urgent medical conditions, moving long distances for work, bankruptcy, or death are the most widespread reasons for a lender to endorse a Short Sale. Lenders are more apt to endorse a Short Sale when the seller is going through an individual misfortune such as those listed above. If the owner is upside down in her mortgage, the lender might also think about conceding to a Short Sale. In both kinds of situations the bank must be provided with documentation including however not restricted to: tax returns, W2′s, financial statements, payroll stubs, and a hardship letter. The problems involved in the Short Sale of a house, make obtaining expert legal counsel and fiscal counsel a necessity.

If you are considering purchasing a residence that is up for Short Sale, you have a ton of homework to do. Buyers will benefit from both professional legal and financial advice during the Short Sale procedure. There are a few problems that possible Short Sale buyers should be aware of previous to becoming involved in this route of action. Short Sales will require at least 1-3 % of the asking price. The lender will take at least 6-8 weeks to make a decision on your offer; don’t expect them to finish this procedure any faster. In a Short Sale, inspections and repairs on the house are always the duty of the buyer. Lastly check with the listing agent on the home prior to making any offer. If other offers have previously been made, it is silly to go to the agent with a inferior offer than those previously presented.

Together buyers and sellers will tackle issues and stress in the procedure of a Short Sale. If you decide that a Short Sale is the best choice for you, these hints should make the process less overwhelming.

Spec Homes could be a fantastic option for families who are thinking about buying real estate. If you are in the market for a new home, you might have your heart set on a custom manufactured home, however they aren’t automatically the only or best option. In comparison to custom manufactured homes, Spec Homes are completed quickly, of excellent quality, and less expensive.

Spec Homes are normally built by builders based on their own plan, rather than that of the buyer. This can only mean a few things. Contractors occasionally complete a Spec Home, and then put the completed home on the market. A Spec Home might also be based on a extremely restricted set of choices that are determined by the contractor, but end up being selected by the purchaser.

Purchasing a Spec Home will go a good deal quicker than purchasing a new build. Contractors of Spec Homes work with the same distributors on each project. The method used to build a Spec Home is virtually the same each time; this makes the process rather efficient. Buyers may discover their design options to be rather limited, but your new residence will be finished much faster.

In contrast to custom built homes, Spec Homes are also quite cost-efficient. Spec Homes are more inexpensive because the contractor uses large quantities of materials, and could get them for a lower rate. A construction company and his crew can put up a Spec Home very fast and the buyer benefits from this by paying a lower total cost for the construction. Since Spec Homes are primarily so budget-friendly, they also often garner a much more substantial return on the investment.

Spec Homes do not differ considerably from custom constructed houses in the quality of their construction. The use of computer systems in the mass-production of Spec Homes lead to a superior quality product. The Spec Home is constructed on site by a group of contractors and technicians who work together regularly. Those who buy Spec Homes profess to be pleased with the quality of the construction. The facts about Spec Homes shows that they are quickly built, inexpensive, low-maintenance, and high quality.
